Recycling and smart ventilation as Areim future-proofs
With recycling, smart technology and growing overall responsibility, Windefalk is modernizing the Sweco building. In two stages, it will reduce the climate impact, increase energy efficiency and strengthen the property's sustainability profile.
When Areim and Arcona began the transformation of the Sweco building in the Tidningskvarteren district in Stockholm, the goal was clear – to modernize with minimal climate impact. For the Comfort company Windefalk, the assignment meant upgrading the ventilation system to a modern and efficient solution while prioritizing reuse where technically possible. The project is divided into two phases, one for the lower part and one for the upper part of the property.
Smart control and extensive recycling
The first phase of the project, which covered the 13,000 square meter low-rise section and was carried out between July 2025 and March 2026, combined smart control with a strong focus on recycling. The ventilation was upgraded with a demand-controlled system that automatically adjusts airflow based on presence and air quality. The system detects whether someone is in the room, measures carbon dioxide levels and adjusts airflow and temperature – much like cruise control in a car.
During the work, large amounts of material were reused, which is a central part of the project's climate benefit. Over 400 chilled beams, silencers, diffusers and parts of the duct system were dismantled, cleaned, sealed and repainted to give them a new lease of life and continued high performance.

Comprehensive responsibility leads to greater savings
Phase two covers 8,000 square meters and is expected to run until early 2027. In this phase, Windefalk is also responsible for the dismantling of existing materials and thereby an extended overall responsibility. The company is responsible for the entire chain from dismantling to inspection, upgrading and reassembly of existing system components. By owning the entire process, the conditions are created for even greater savings in the form of recycled materials – a complete circular process from start to finish.
This comes at a time when more and more property owners are demanding reuse. In just five years, circular installation solutions have gone from being the exception to being a natural part of many projects. For Windefalk, this is not a trend, but established working methods that have now become a clear competitive advantage. The result is a win-win situation – lower emissions and lower costs, while strengthening the property for its upcoming BREEAM recertification.
